Why Anchored

Something Different..

 

So, you have an interest in learning more about career options in the real estate field or about an opportunity to be

part of the Anchored family. Well before we offer you congratulations, we’d like to address some of the most

frequently asked questions about “getting into the business” as well how Anchored is different than most

traditional firms.

Below you will find common questions, with both TREA (Traditional Real Estate Answers) and ARS (Anchored

Realty Services Answers.) Invest a few minutes to review these points, and then let’s have a conversation about

how either opportunity can possibly work for you.

Q. What does it cost to get into the real estate business?

TREA. Start up costs will include pre licensing, background checks, Association of Realtors dues, Multiple Listing

Service fees, signage, lock boxes, business cards, etc and generally run in the $1500 - $3500 range to be up and

running. Be aware that you may well spend 3-6, possibly up to 12, months with very little income.


ARS. While many of the TREA expenses are necessary, we have found creative ways to assist those getting into

the field with our company to minimize these expenses, or to even have Anchored Realty Services pay for them up

front

Q. How soon can I be licensed, and what is the process?

TREA. There are pre licensing courses required in all states, and after a candidate has completed those courses

they may schedule the required state exam. Once you’ve passed the exam you can submit your application for

licensure. This entire process is usually a 60 - 120 day process.


ARS. While there is very little that can be done to shorten the time required to get licensed, a candidate could

begin to prepare for life after licensure prior to receiving their license. If you want to “hit the ground running” we

can help you to get set up so that you can potentially have commission income available simultaneously with your

getting licensed.

Q. How much can I make in real estate?

TREA. Nationwide, the average person with a real estate license closes 5, or fewer transactions per year. If you

work a market with an average sales price of $300,000 and are with a traditional company, you can expect to

make around $25,000/yr with this level of production.


ARS. At ARS we believe that the more people we serve, the more opportunities we have to a) avoid people getting

stuck with “Average Joe Realtor” and b) connect with people in a way that will, hopefully, allow us to model Christ.

Therefore, we focus on getting all of our ARS Family Members to a production level of 2 or more closings per

month. At 24, or more, transactions per year, our family members (that’s what we call those who choose to work

with us) can expect to earn a six figure annual income.

Q. How are commissions split and fees determined ?

TREA. Typically, with most companies the gross commission earned from a transaction is split between the firm

and the individual agent/broker, or if you are part of a team the split is between the firm, the team and the

agent/broker. Compensation models vary wildly and most have some sort of franchise, or similar fee, taken off the

top. This fee generally varies from between 3% of the gross income to as high as 10%. The remaining

commission is then split with you earning somewhere between 30% and 100% depending upon whether you are

part of a team, or paying a monthly fee.


ARS. All Family Members begin in our Mentor Program, where, for your first 5 buyer deals, first 5 seller deals, first

5 investor deals, first 5 landlord deals and first 5 tenant deals, you work arm in arm with an ARS certified mentor

and will be paid at a 50% rate. After completing the mentor program for any area of business (sellers, buyers,

investors, landlords, tenants) ARS Family Members will advance to our Level 1 Compensation where they will earn

70% of the income received for each transaction closed. Family Members have the option of earning up to 90% of

the commissions generated if they choose one of our other Compensation Models, and we can go into more

details with you on this if you’d like.


On all closings with ARS $250 (or 10% if the gross income is less than $1250) will be taken off the top of each

closing to fund Anchored Ministries (our privately funded ministry to assist mothers considering abortion to instead

choose life.) We charge this in lieu of a franchise fee. ARS then contributes an additional $250/10% from it’s

portion of the income received on each closing, so that the total to Anchored Ministries is $500/20% of the gross

income received from each transaction.

Q. Why would I not choose the company offering the highest split on each closing?

TREA. Not all companies are the same in what they offer their licensees.


ARS. You WILL do far more production with us than anywhere else. One of the many benefits you will receive

when you decide to join us is One on One coaching with one of our founders who has coached, trained and

consulted top real estate professionals across the US and Canada since 1992. During his work with these clients

he has participated in over 100,000 real estate transactions. If you are committed to building a sustainable,

enjoyable, lucrative business that truly does serve others, ARS is THE best place to make that happen.

Think about it this way, you could have 100% of a supreme, extra large pizza from Domino’s, OR you could have

1% of all the profits from an entire location … which would the wise person choose? More of a bigger pie means

not only greater income, but fewer responsibilities, liability, time and stress.

Q. How do I know what company is right for me?

TREA. It depends on what you are looking for in a company. If you want training, being on a team may be a great

place to start. If you are an experienced agent, there may be other better options with higher splits. If you are

looking to work in an office, or at home, or in a specific niche, there are companies that focus on each of these

possibilities.


ARS. We seek to add people to our family who are “hungry, humble, smart, Jesus lovers with a track record of non

real estate success.” Basically, if you are someone who wants to do your best in all that you do, someone who

understands that there is always something more to learn, someone who TRULY understands what it means to

FULLY put others ahead of yourself, and someone who knows and has lived a “whatever it takes” to succeed type

of life, you may be a candidate for ARS. We suggest that people do their research, and pray about their choice,

prior to selecting a company to join.

Q. Where do I get / how do I grow a business?

TREA. Most companies strongly encourage you to start with the people you know and ask them for business.

Many others encourage various forms of buying leads, self promotion, advertising and marketing.


ARS. We believe that starting with the people you know, and asking them for business is akin to setting

inexperienced people up for failure. The folks that know you best will know that you are new, and as a new person

you will understandably lack a certain level of confidence.

Confidence comes from competence, and we are committed to forever growing your competence. We have long

taught that Competence + Concern = No Competition. The good news is that we only bring people into the ARS

Family who we believe to genuinely be concerned about the well being of others. Then, through our mentor

program, you will effectively be borrowing the competence of your mentor. We are committed to your not being

out there on your own, until your competence based confidence has grown to a level where those who know you

best can hear and feel your confidence, which will then allow them to be comfortable. This approach of combining

your concern, with our competence will create optimal results for the client

Q. How do technology and websites play into real estate today?

TREA. Most companies will tell you that they are on the cutting edge of technology. Most companies are

consistently going after business from a younger, more tech savvy crowd.


ARS. Rather than compete with some of the biggest, and most data/technology driven companies on the planet,

we teach our family members how to intentionally develop a handful of truly significant relationships from which a

business of practically any size can be built. Working with strangers is less fun, less profitable, more litigious ,and

far more time consuming and inefficient than having those who know you best consistently sending you business.

With our approach, you will learn how 50 - 100 truly meaningful relationships can lead to 50, 100, 300, or more

transactions closed each year if properly developed over a several year period. The reality is that we don’t want to

compete for the “millenial” business, since most of them aren’t buying, and of those who have 68% claim to regret

having purchased a home. The profits are low, the liability is high and the competition is fierce for online business.

We excel at building relationships and differentiating ourselves from the “latest, most shiny gizmos and gadgets”

companies.

Q. When do I get paid?

TREA. You get paid when a transaction you’ve completed is closed.


ARS. We are not stuck in a traditional independent contractor model. If you are sincere about building a

successful real estate career, we are open to creating customized income opportunities for you to start earning on

day one of your being licensed

Q. What are my hours?

TREA. The most common approach taught is to be available 24/7 and to expect to put in a lot of hours before you

start closing deals


ARS. We are professionals and we keep professional hours. As one of our founders has long said, “a career in

real estate sales gives us flexibility to work with whom we want, when and how we want. It doesn’t give us the

freedom to not work . . .” Our other founder would add “ … until we’ve been wise enough stewards with what

we’ve earned to have built a passive income producing portfolio to replace our earned income and the need to

work.” We will assist you in building a career that supports the life you intend to live instead of being stuck with a

life that makes you a slave to your work.


Q. What else do I need to know?

TREA. Pretty much every company out there will tell you why they are the best.


ARS. We have zero interest in being the best, or comparing ourselves to other companies. We are committed to

providing our clients, and our Family Members with a level of service and results that consistently exceeds their

expectations and causes them to not only keep coming back, but to consistently send us those they care about.
